Question: In a group of 3 strata units whose responsibility is it to maintain the front nature strip regarding mowing? The front unit who faces onto the nature strip or the owners of all the units?

Answer: You need to review the plan of subdivision for the owners corporation.

maintain nature strip The way to determine who is the responsible owner for the maintenance of the front nature strip would be to review the plan of subdivision for the owners corporation.

You should make sure that you have a copy of the registered plan of subdivision to review and this may be obtained from Landata.

On that plan you will be able to identify the boundaries of each lot and the areas that are common property.

You may find that the front nature strip is to be maintained by all of the owners if it is common property or just one lot owner if it belongs within an individual owners boundary of their lot.

It is important to note that a registered special rule may exist in relation to the use and maintenance of the front nature strip and this would be noted on the registered plan of subdivision.

Copies of any registered special rules could also be obtained through Landata.

    In Victoria you must start with the Local Law of the municipality. In my own municipality, Ballarat, the Local Law places the responsibility with the property that faces the nature strip..

    It follows that other municipalities may do it differently so check.

    I have owned a unit which is rented out for 17 years, the owners corp had been paying for the mowing of the nature strip which happens to be in front of my unit. The corp is now charging $30 a cut as they say it belongs to us, the unit is one of 7. Who owns the nature strip?

    Just wondering if the question was actually about a nature strip that is outside the property facing a public road. Not sure about Victoria, but in NSW, technically that land belongs to Council. Where a house faces the street, traditionally however, it’s the custom (not the law) for the resident to mow the nature strip.

    In our strata block of 8, the Owners Corporation arranges and pays for the upkeep.
