Our retirement village has a front security door. To enter, visitors must buzz a resident or the building manager.

The decision was never discussed or voted on. Residents received a letter telling us when the POD CCTV cameras would be installed.
Answer: Generally speaking, no.
Generally speaking, no, the strata manager cannot install, use, or maintain a surveillance device without the consent of the residents/visitors being filmed. Additionally, if your Retirement Village is a strata or community scheme, additional installation/approval requirements need to be met.

We hold our committee meetings via zoom. We have one unit owner that refuses to turn on their camera or speaker and will only write in the chat section. We can not verify exactly who is on the other end. Our meetings are recorded (with permission) and the chats do not get included in the transcript. Further it seems that this unit owner has a way of choosing who sees the chat and most often the secretary cannot see their chat so makes it very difficult for the secretary to record the meeting accurately. Is there a requirement that they should at least verify either by camera or speaker who exactly is attending this meeting ie unit owner and or partner etc at the very least at the start of the meeting? Also I believe they would not be able to vote without us knowing who is attending it we cannot see or hear them, is this correct?
