Question: What strata title details does an insurer need to quote on building insurance for a community titles scheme?
I’m looking for an insurance policy for a strata building. I’ve been told I need to give the insurer the SP number, the strata name and some other identifier.
What strata title information does a potential insurer need?
Answer: From a strata title perspective, you generally only need to provide the community titles scheme number and the name of the building or scheme.
From a strata title perspective, you generally only need to provide the community titles scheme (CTS) number in Queensland, together with the name of the building or scheme, if it has one.
The insurer will also require other underwriting information about the property, such as the building’s age, construction, number of lots, fire protection and replacement value. However, this is information about the building itself, not additional strata title information.
So if you have the plan or CTS number and the building name, that should generally be sufficient to identify the strata scheme.
