Question: How do I know which Regulation Module applies to my body corporate?

Answer: Your Community Management Statement will tell you which Regulation Module applies to your body corporate.

Do you have a copy of your Community Management Statement (CMS)? It’s the document that contains your bylaws as well as sketch plans of your building. The second page of the CMS, in the top-right corner, section 1, will tell you which Regulation Module applies.

You might also be able to find out from other documents (e.g., your AGM materials), although reading it directly from the CMS is the safer and more accurate method. In a worst-case scenario where you don’t have the CMS and can’t access other materials, you can contact the Titles Office to obtain a copy of your registered CMS, using your Community Titles Scheme (CTS) number as the reference point. And yes, we know that Community Management Statement (CMS) and Community Titles Scheme (CTS) can sound confusing!

About Chris Irons, Strata Solve

Chris is a strata unicorn: he is not a strata lawyer, manager or caretaker. He was Queensland’s Commissioner for Body Corporate and Community Management for over 5 years. That is the only role of its type in the world. Chris is also an owner in one strata scheme, and a tenant in another.

As Director of Strata Solve, Chris focuses on communications and strategic advice, rather than legal action, to solving strata problems. Strata Solve works with owners, committees, strata managers and caretakers to tailor practical solutions to stressful strata situations. Chris holds an Honours degree in Communications and is a nationally accredited mediator.
