- There is no defence for failing to maintain common property. Section 106 of the Strata Schemes Management Act 2015 makes this clear. Good maintenance foundations protect asset value, extend the life of your building, and reduce risk, including the higher cost of postponing certain repairs.
- Create and actively maintain a high-quality trades register. Build long-term relationships with reliable service providers who understand your building and deliver against a clear scope of works.
- Treat your 10-Year Plan as an asset register. Know your major assets, their life expectancy and replacement value in today’s dollars. Identify your top 10 items and map out what needs to be funded over the next 5–10 years to stay ahead.
