Question: Whose details should be on the address for service? What is the advantage of using the strata manager’s address on the Certificate of Title?

Whose details should be on the address for service? If the secretary regularly checks the strata mailbox at the physical address, what is the advantage of using the strata manager’s address on the Certificate of Title? Every change of strata management would require updating the Certificate of Title, potentially incurring costs for the owners corporation.

Answer: If the mailbox is regularly checked and secure, there is no particular advantage.

If the mailbox is checked regularly and is secure, there is no particular advantage. However, in our experience, mail is often misplaced, overlooked or goes missing from the physical address. Having it sent to your strata manager’s office is a useful way of streamlining incoming postal correspondence. Outside parties then know you are professionally managed and to whom to address queries.

It also avoids the need for the appointed secretary to forward communications to the strata manager which can add delays for the strata manager in addressing the communications.
