Question: How can a new committee set the right tone and working approach after the AGM?

Following an AGM and the formation of a new committee, what advice can help set a positive and effective tone from the outset? Do strata managers usually provide new committees with guidance on working together early on, or is this usually addressed later, once conflicts or issues begin to arise?

Answer: Welcome to committee packs are almost standard now, so new committee members can get brought up to speed on how the process works and what the kinds of decisions they’re going to be asked to make.

Most managers these days will have or will be working on a welcome to committee pack that broadly covers the committee’s powers and how the manager will engage with the committee following the AGM. The pack will often include a summary of the powers of the chair and secretary, all meetings and minutes, and whether the committee would like the strata manager to attend meetings. It will also cover instructions, including whether the committee needs to make anything by ballot, who will relay the committee’s instructions via email, and similar details.

These welcome to committee packs are almost standard now, so new committee members can get up to speed on how the process works and the kinds of decisions they’ll be asked to make. If a welcome to committee pack isn’t mentioned proactively at your AGM, ask the manager to clarify it before people put their hand up to go on the committee.
