QLD: Q&A High-Pressure Water Machine and Insurance Implications

Question: I have been told that our building manager cannot use a high-pressure water machine to clean our fences or paths due to insurance issues. Could this be correct?

Answer: There are two insurance policies that need to be considered. The body corporate insurance policy and the onsite manager’s insurance policy.

There are two insurance policies that need to be considered. The body corporate insurance policy and the onsite manager’s insurance policy.

Of the strata insurers we deal with (i.e. body corporate insurance), we are not aware of any insurer that have an exclusion related to standard maintenance matters such as high pressure cleaning.

Some insurance policies for onsite managers have exclusions relating to work that should be conducted by a licensed trade such as plumbing, electrical, renovations, building works etc. We have not seen any policy which excludes cover for work involving high pressure cleaning.

My recommendation is to conduct further enquiry with the onsite manager regarding “insurance issues”, specifically if they can request:

Any advice provided by their insurer or insurance broker;
Specific policy conditions or exclusions that relate to high pressure cleaning.
