Question: We need a new clothesline. Am I able to change the clothesline’s position in my villa’s backyard, or do I need my neighbour’s or the owners corporation’s approval at the AGM?
Answer: A clothesline is defined as a “minor renovation” under the strata regulations/legislation, provided the installation meets specific requirements.
A clothesline is defined as a “minor renovation” under the strata regulations/legislation provided the installation (among other things) does NOT:
- consist of work involving structural changes,
- change the external appearance of a lot,
- involve waterproofing,
- require consent or another approval or require development consent/complying development certificate
Provided your clothesline relocation falls within the above, you will only require an ordinary resolution of the owners corporation or majority approval of the strata committee if they have been delegated that power via a by-law.
