Without consultation, can our strata council turn an unused garden space into a visitor car park?

By admin,

Our building has an unused common property garden area. There are currently no visitor bays in the complex. Without holding a general meeting or a formal special resolution vote, can our strata CoO turn this garden space into a visitor car park? They have insisted owners pay for the groundwork. Is council approval required?

Is a term deposit the best option for surplus capital works funds, and can the owners corporation choose a bank?

By admin,

We have surplus money in our capital works fund and want to invest it. Is a term deposit the best option?

If we decide on a term deposit, do we have to use the same bank that our strata manager uses, or can we choose a different bank and manage the term deposit ourselves?

The upstairs apartment is renovating including bathroom waterproofing — is the owner required to have the design done by a Design Practitioner?

As the bathroom waterproofing is a building element, is the owner required to have a regulated design done by a Design Practitioner before works start?

If a lot owner sells during an adjudicator dispute about unlawful special levies, does any refund go to the former or current owner?

By admin,

A lot in our body corporate raised an adjudicator dispute regarding special levies that were charged as one-time lump sum payments instead of spread payments. During the dispute, the lot was sold. To settle the sale, the owner paid the disputed levies.

Can owners opt out of replacing common property skylights during a roof upgrade?

By admin,

We are owners in a 6-unit strata complex in FNQ. We need to replace our metal roof due to rust damage and have just held an EGM to obtain authority from the owners for a special levy to help cover the cost of the new roof.

All six units have skylights in the top-floor bathroom. Four owners do not want a new skylight installed, saving $750. Two owners would like the skylight replaced, with the additional $750 added to their special levy.

Defamatory Comments on Your Building's Facebook Page

By admin,

As the secretary of our executive committee, I have been tasked with finding body corporate information. The executive committee would like to broaden our communication avenues. So far, we have installed notice boards and sent out emails.

We are also considering creating a Facebook page to answer questions, post information, etc. What are the pros and cons of developing a body corporate Facebook page?

Getting Ready for Electric Vehicles in Owners Corporations

By admin,

How will strata managers meet the challenge of many complexes moving totally from petrol to fully electric vehicles in the very near future?

What is the process? Is there a supply of capable contractors? Do Strata Managers have the experience/preparedness? What is the ability of older built UP to supply sufficient electricity? Etc
