Which Act covers my scheme in the Northern Territory?
The Northern Territory calls strata schemes “unit title schemes” and runs two Acts side by side, depending on when the scheme was set up. Older schemes are still governed by the Unit Titles Act 1975. Schemes created since the Unit Title Schemes Act 2009 came into effect use the newer framework, which has its own default by-laws and introduces a “scheme supervisor” role.
If you're not sure which Act applies to your scheme, check your scheme's registration documents or ask your body corporate. It affects everything from what your rules are called (articles under the older Act, by-laws under the newer one) to which set of Regulations governs your meetings.
