Spending limits
Our scheme has several ground-floor duplex buildings that share roofs and guttering. Some of the buildings now need new guttering. We want to carry out the work gradually over 6–12 months, prioritising which buildings need attention first, rather than replacing all guttering at once.

I live in a townhouse-style unit where the lots are side by side. My neighbour is a hoarder and has stacked around 20 milk crates of decomposing compost against our joint fence. They have also filled about 80 milk bottles with compost. When the bottles are cut open, the smell becomes worse. The composting is creating a foul odour, and there is also a strong chemical smell from old liquid fertiliser.
Our car space numbers do not match the strata plan
I am an owner occupier and ordinary member of the body corporate. One of the buildings in the complex is a 2-storey building with 5 units on each floor. There are ten covered car parking spots on the ground level with individually painted numbers.
The first-floor unit markings are in accordance with the strata plan. However, the ground floor units are reversed marked North to South (e.g unit 11 on the plan is marked as unit 15 etc.).
Similarly, the car spots have painted marking numbers which have been reversed from North to South.
Our new body corporate manager charged more insurance commission than agreed

We initiated a contract with a new body corporate manager in December 2022 based on an emailed quote on letterhead signed by the company principal. Two prices were offered, depending on whether the body corporate company organised the insurance and were paid a commission. The offer excluding insurance commission was $800 dearer than if the manager arranged the insurance and earned a commission.
