We are a BFP registered for GST in Qld. When our body corporate manager prepares our budget, they include their administration fees, excluding GST, for both the budget and actual amounts spent. The also do this for the income, levies and other payments.
Is the owners corporation required to provide a car wash bay?
Our 22 unit complex comprises villas, townhouses, units, and duplexes. Some lots have one garage with parking immediately outside the garage. These units wash their vehicles in the car space outside their garages.
Some lots have two garages. Where do the owners with two garages wash their cars? Is the owners corporation required to provide a common car wash bay?
Body corporate invoice approval: Verifying strata payments
I am the new treasurer on our committee. The body corporate has a weekly cleaner who provides a handwritten invoice made out to "xxx" (no CTS number), an ABN, the name of the business and a phone number. The cleaner hand delivers the invoice to the strata manager's office and gets paid on the spot. I queried this and asked if we had any other details on the cleaner. Should I be concerned about approving payments? I am told to just do it. The cleaner has been working for us for years.

The owner corporation paid for my bathroom's retile and waterproofing. The workmanship was poor. There was missing grout, misaligned tiles, lifting tiles, and water leaks under the shower screen. Within a week of the completion of the work, I notified the strata manager of my concerns, recommending they halt payment of the invoice until the contractor had returned to fix the issues.

Regarding bookkeeping and periodic payments in a builder's contract, who keeps tabs on how much a builder is paid to ensure they do not exceed the quoted price for a job? Is there a process that rings alarm bells if overpayment occurs?
Navigating the initial period of strata living
Our villa is one of six in Stage 1 of a three stage development. Stages 2 and 3, still under construction, are 15 townhouses in total.
The developer has employed a contractor to mow the common grass area around our six villas but is not maintaining hedges, pruning trees or removing weeds.
Should the developer maintain the common area until the Annual General Meeting in two months, after they have sold the required number of unit entitlements?
