Steps to restart a dormant small strata scheme

By Neziah,

I'm an owner in a strata of five attached townhouses in Perth. I have lived here since the 199os when it was a new development. We have not had an AGM for more than eight years, have no minutes, no council of owners and no administrative or reserve fund. The only regular payment the five owners make is the yearly building insurance fee.

Can an executive committee’s wood heater decision be overturned?

By Neziah,

We have around 50 townhouses built several decades ago, heated electrically, with a high proportion of elderly owners slowly being replaced by couples with babies and children. Our executive committee recently approved one owner's application to install a wood fired heater. I believe the decision failed to consider the best interests of all owners and ignored public health warnings about the toxicity of wood fire smoke.

What can you do about a dysfunctional body corporate?

By Neziah,

We live in a complex of seven townhouses. Three owners don't live on site, and two of those are committee members. The chairperson lives in the complex, constantly parks on the grass and common property, and has one unregistered dog. There are three more dogs and about five cats in the complex that also aren't on the register. I've reminded the committee a couple of times about the neglected maintenance and ignored by-laws, and I've obtained some quotes for the maintenance issues.
