How should an owners corporation handle individual air conditioning installation requests?

By Neziah,

I am the chairperson of an owners corporation for a building with 100 small lots. The provision of student accommodation was the sole activity of the site until approximately 2008, when legislative and policy changes led to its use extending to owner occupiers and tenancies from the wider community. The buildings are now occupied by a mixture of residents, including owner occupiers, students, and tenants on long and short term rental agreements.

Does converting a parking bay to disability parking need a committee vote or general meeting?

By Neziah,

The committee has had a request to transform one of the parking bays into a disability parking bay. There are no other disability parking bays on site. It will not be an exclusive use parking bay but open to any resident or visitor.

Is this something that the committee can vote on, or does it have to go to a general meeting? If it goes to a general meeting, what sort of motion would be needed? We are a 13-lot unit complex with exclusive-use carports and 10 general parking bays that are very seldom used.

How do we identify which apartment is being used for short-term rental accommodation?

By Neziah,

An apartment in our building appears to be providing short-term rental accommodation (STRA). Our strata manager has not been notified of any apartment providing that service. We have located a registration that appears to match our building, but we cannot be certain which apartment it corresponds to.
