A lot owner in our NSW townhouse complex has a mature gum tree growing just inside their lot. The tree is over 20 metres tall and has started to distort a common property boundary fence. This tree's growth will shortly damage and push the fence further into a common property pathway and impede access to many of our other lots.
Who is legally and fiscally responsible for removing this large tree? Will the local council's tree preservation scheme influence the tree's removal?

Our body corporate faces significant ongoing expenses to meet Queensland's fire safety requirements. The legislation requires monthly, quarterly, six-monthly, and annual testing as well as regular equipment replacement. In the past four years, we have had to replace the fire hydrant, building pump, reels, check valves, extinguishers, and more. The costs keep escalating.

A hotel manages the first few levels of the building. A few months ago, our building saw an increase in criminal activities. The committee increased security on the ground floor, where the hotel reception is located.
I manage a short-term accommodation rental in our building. A month ago, some people blacklisted by the hotel joined my guests in my lot, stole more than $1300 worth of belongings, and were very noisy. It was a nightmare! They returned, booking under a different name and misbehaved again three weeks later.

A recent proposal from the strata committee chair and secretary in our community title scheme has sparked some debate. They've proposed a motion for the committee to pre-approve a set amount they could spend without needing approval.
The justification for this is to allow for a quicker response in emergencies. However, some owners feel strongly that all spending decisions, regardless of urgency, should be discussed and voted on by the committee.
When the Committee isn't Acting Appropriately
I recently joined our 7-member strata committee. There are 14 units in the block. Previously, there has been zero transparency around decisions affecting us all.
We have a committee meeting soon. I asked for an agenda to be prepared and for minutes to be recorded and shared. I was told, "We don't do it that way here." The secretary does not appear to take responsibility for calling or recording meetings.
Individual and Shared Water Meters for Apartments
Our two units are not separately metered. One unit has four residents, and the other unit has two residents. We are a self-managed body corporate in Queensland. Can we split the water usage costs based on the number of residents in each unit? Can the unit with four residents be charged a higher proportion of the water usage bill than the lot with only two residents?
