Strata Unit Entitlements - How are they Calculated?
We own a unit in a duplex with equal unit entitlement for each owner. We have a 2 storey, 3 bedroom unit and the other is a single storeys, 2 bedroom unit. The lots are adjoined, and we share the cost of strata insurance equally.
After the recent sale of the other lot, the new owners suggested we pay more than 50% of the strata insurance due to our larger lot, even though we have equal unit entitlements. This property has been in our family since it was built in 1997, and insurance has always been split 50/50. Where do we stand?

Our owners corporation was involved in an NCAT matter with a lot owner. The tribunal found in favour of the lot owner and ordered the owners corporation to pay them a specified amount.
What is the correct process for making this payment? Should we pay it directly from the owners corporation's general account, or treat it as a separate special payment that requires specific authorisation?

In NSW, does an adjourned AGM need seven days' notice? Our AGM was supposed to take place in Dec. It was adjourned to 8 Feb and 2 days before that, adjourned again. The date of 22 Feb was eventually agreed upon. We were officially notified of the new date and sent documents (some of which had changed from the originals) on 20 Feb.

Insurance Commissions Within the Strata Industry
Our independent Insurance broker receives 16% commission from the insurer. Our owners corporation (OC) manager plays no role in arranging insurance or in claims management, yet they claim to be entitled to a 5% fee.
The total 21% commission is a lot for a small OC. Do we have grounds to object to the manager's commission?
Bylaw to ban smoking in Canberra apartments [Sample Bylaw]
In the other Q&A on this post, you mentioned you have had multiple strata plans pursuing such a ban on smoking in an apartment. Can provide an example of the no smoking bylaw?
We are currently being affected by a strata resident smoking inside their apartment, on their balcony and in common areas. The smoke and smoke drift penetrates the common stairwell and our unit even when our windows are closed.
