As a CoO member, I hate being ‘door stopped’ by whinging tenants and owners.
All matters should, in the first instance, be sent to the Property Managers who then forward the information onto the CoO Secretary who will either call an urgent meeting or hold the matter over until the next scheduled CoO meeting.
Everyone should be able to have ‘quiet enjoyment’ of common areas without being berated, door stopped, yelled at, threatened whilst traversing common property!
Are Qualifications Required to Join a Council of Owners?
Are there any qualifications or previous experience required to join the council of owners? Can the strata company contract a strata manager to work for a company without the office bearers having any previous experience or qualifications?
Can a Special Levy Be Raised When Strata Funds Are Available?
Can a Special levy be raised when we have money in both our Admin Fund and Reserve Fund? The total value of the special levy is approx $4k which is far lower than we have in our funds. Surely if we have the money in the reserve fund we should be using that first?
What counts as sustainability infrastructure under the new rules?
Since the 1 July changes to sustainability in NSW strata, our owners corporation has struggled to understand exactly what qualifies as a "sustainability" item. Does it cover anything that reduces energy or water use, or more broadly, anything that reduces the carbon footprint of the building?

We have been told that if the levies for the administrative fund and reserve fund will stay the same as the previous year, they do not need to be approved by resolution at the AGM. Is this correct?
If insurance rejects a window leak claim as maintenance, will strata cover the damage?

I live in a five-storey strata building in Perth, WA. Recently, we had water ingress through a glass brick window, which caused the wooden internal window sill to swell. There is also mould, and the mortar between the glass bricks is crumbling.
We lodged a claim directly with the insurer, who told us that until a plumber carries out a leak test from the outside, they cannot confirm whether this is an insurable event or a maintenance issue. The leak appears to be clearly caused by water ingress through weathered seals and mortar around the glass bricks.
