WA: First Strata Manager Annual Return Due by 31 March 2022

First WA strata manager annual return due by 31 March 2022

As you may recall, the amendments to the Strata Titles Act 1985 (STA), which took effect on 1 May 2020, introduced the requirement for strata managers to lodge a periodic return to Landgate with general information about the schemes they manage.

We would like to remind all WA strata managers that the first strata manager return is due by 31 March 2022.

The information to be provided in the return is required to cover the period of
1 January 2021 to 31 December 2021.

Please note, if you are not a strata manager you do not need to complete a return.

Purpose of providing the return

Strata managers provide vital services to strata companies and schemes in Western Australia (WA). However, little is known about the size of this important industry and its value to the WA community and economy.

The information that strata managers provide through these returns will be used to inform Landgate about the industry and to help government develop quality policies on matters relating to strata management and managers.

The first part of the return covers the statutory reporting requirements and is mandatory. The second part of the form covers information about strata manager education qualifications and is voluntary. However, Landgate encourages strata managers to also complete the voluntary part of the form as it will provide key information on the structure of the strata management industry.

Strata managers completing these returns is essential to ensure that the WA government can make well-informed decisions in the best interest of both strata professionals and strata consumers.

How to lodge the return

The return is required to be lodged in the form approved by the Registrar of Titles under the STA.

This approved form is titled, ‘Strata Management Provision of Information about Industry’ and is available to download from the Strata Forms page on Landgate’s corporate website.

We kindly ask that strata managers submit their completed form via email to [email protected].

We encourage strata managers to refer to the STA and Strata Titles (General) Regulations 2019 (Regulations) to familiarise themselves with the return requirements. The specific provisions are contained in:

  • STA section 153, and
  • Regulation 102 of the Regulations

Strata managers should also refer to the FAQs page on Landgate’s dedicated strata reform website.
