Our common area smoke alarm's batteries in our 8 unit complex are replaced every 12 months. Can this maintenance be done by a member of the body corporate committee or do we have to employ a fire maintenance contractor?

An owner/occupier can service and maintain a smoke alarm as long as they follow the manufactures maintenance instructions.

Yes. Smoke Alarms are no longer a fire protection works and do not require a maintenance contractor to maintain. An owner/occupier can service and maintain a smoke alarm as long as they follow the manufactures maintenance instructions. The most important part is to document any maintenance to be able to demonstrate compliance.
