Who maintains individually installed TV antennae that are now causing water damage?

By Neziah,

Individual owners in our small block of units erected their own TV antennae on the roof. The antenna bases have rusted, allowing water to enter the ceiling of one unit. Some owners feel the owners corporation should repair the rusted bases. Is the owners corporation responsible for maintaining owner-installed antennae, or does that responsibility stay with the owners?

Can the owners corporation share my contact details with tradespeople without telling me?

By Neziah,

Tradespeople are set to inspect the internal intercom unit and flood-test the balcony above our apartment, where there are documented leaks. Are there any legal requirements to notify us before trades carry out this kind of work? Must the owners corporation inform us before providing our contact details to contractors?

Body corporate manager excluding committee members and a possible conflict of interest

By Neziah,

Can a body corporate committee be held responsible when decisions are made and acted upon by a body corporate manager who hasn't communicated properly with the committee?

I feel our chairperson and body corporate manager exclude committee members from conversations, and matters aren't communicated properly to the rest of the committee. Owners are getting annoyed and feel the manager isn't acting in our best interest.

Do AGM defect warranty agenda items apply to remedial works or only to original construction?

By Neziah,

I own a lot in a strata scheme that carried out major remedial works later in the building's life. I want to understand whether Schedule 1, clause 6(d) of the Strata Schemes Management Act 2015, which requires certain items to be considered at an AGM, applies only to original construction defects or whether it also covers defects arising from remedial works carried out after the building was completed.
