Who Pays for Pest Control Inside Strata Lots?

By admin,

Two of the three units in our small 3 lot complex have problems with ants inside their units. They have arranged for a pest control contractor to attend and resolve the issue. The two units have agreed this service is the responsibility and cost of the owners corporation. Should this be an owners corporation cost when the issue is not on common property?

Enforcing Pest Inspection Rectifications in Strata Schemes

By admin,

Our strata plan has had a pest (termite) inspection. The inspection raised a few issues for lot owners to address within their lot property. Some of these issues have been around for a couple of years.

A few owners are reluctant to tend to the issues due to costs and other factors.

How long can the owners put off addressing these issues? If they are not addressed satisfactorily, what remedies are there? Do we put a timeframe in place and tell them they must rectify the damage by a certain date? Should the owners corporation organise the work and seek reimbursement?

Can Individual Owners Choose Their Own Pest Inspector in a Strata Scheme?

By admin,

Our small strata of eight houses has yearly termite inspections. Our strata manager advised us to change pest inspectors. The majority of residents have approved the new pest inspector, however, two residents wish to employ the inspectors we had last year.

Are they entitled to do that? Or do they need to follow the majority of the residents?

Do Older Balcony Balustrades Need to Meet Current Building Codes?

By admin,

Our apartment building in Wahroonga, NSW was built in 1983. Although the balcony balustrades met the regulations at the time they were built, they are deficient in two ways:

  1. they are three feet high
  2. they are made up of crossed members that would allow a small child to crawl through, or a bigger child to use in order to climb over.

If we add panels of Plexiglass to cover the cross-sections and also raise the level of the balustrades to one metre, would we be compliant with the current Code?

Vermiculite Ceilings in Older Strata Buildings: Asbestos Risks, Maintenance Responsibility and Next Steps

By admin,

I am on the committee of a NSW strata titled unit block. All units and common areas have vermiculite ceilings. They were in vogue when the block was built about 40 years ago.

Tenants in one unit have raised a safety concern with the vermiculite ceiling regarding the asbestos content. The ceiling seems to be failing and particles of dust are falling from the ceiling.

Is the maintenance of the vermiculite ceiling the responsibility of the lot owner or the owners corporation?
