How are window replacement costs split in a small strata scheme?

By admin,

We are a self managed complex of 4 units with 2 units up and 2 units down.

Our windows are to be replaced. How do we divide the costs for this work? Is it a 4-way even split between the 4 unit owners or is it a pay-per-window arrangement, with additional costs required for the upstairs units?

Who pays for water valve maintenance and a $20,000 insurance excess?

By admin,

We own an apartment in a high-rise building in East Perth.

Previous to our purchase, the building experienced problems with water damage from burst water valves that control the hot and cold water coming into the apartment. Owners were advised to have their valves checked and replaced. Owners of valves that caused damage were informed they were liable for the cost.

We have now been advised that owners need to check valves annually and replace them every two years at our cost. If we make an insurance claim, there is a $20,000 excess.

Can a strata majority force an owner to paint their villa?

By admin,

We have a four-villa strata complex with no common walls. The two front villas are single-storey 3 x 2’s with attached double garages, and the two back villas are two-storey 4 x 2.5’s with attached double garages.

The villas were built in 2000 and are cement-rendered. They require painting. Three owners want to paint the exterior of their villas and the common areas. One of the owners does not want to paint their villa. Can the majority of owners force the remaining owner to paint their lot?

Can a high-risk business be charged more for strata insurance?

By admin,

We have 4 commercial units in our strata property in Perth. Our insurance has come back extremely high due to the fact that one of the units undertakes high risk business using highly flammable materials etc.

Is it correct that we should all pay the same amount towards the insurance? Or can the business that is conducting high risk work pay the higher amount?
