Short-term rental noise in strata: What are your options?

By admin,

We are in our late 60s, retired and have lived in the complex for six years. Over the past two years, some owners in the complex have short-term let their units via platforms like Airbnb.

The unit above ours is short-term let and has tiled floors. We constantly endure the noises of holidaying families, sometimes from 5 am to 10 pm.

How to call an extraordinary meeting to appoint a strata manager

By admin,

We are currently without a Strata Manager as our strata committee with the support of residents dismissed the previous Manager. We have been waiting for the date of an extraordinary meeting to choose and confirm the new Strata Manager however we have been waiting for around two months and there is still no date set.

Can you please advise what we can do to accelerate things? Our strata committee of three are not easy to deal with as only one member tends to be active and he can be challenging to deal with while the other two members take a step back.

Are lot owners entitled to notice of strata committee meetings?

By admin,

We are a strata of 36 units. The Strata Committee of 5 members currently meets monthly. At other times when necessary, the minutes are circulated to owners. It appears (from the NSW Fair Trading website) we should be giving owners notice of Strata Committee meetings, however, we don't want to do this for every meeting. It seems many Strata Committees are not giving notice to owners. Does someone have a summary of best practice, for example:

Who pays for cladding and rendering repairs in an apartment block?

By admin,

My apartment block built in 2012 requires cladding work and rendering replacement to the entire building at a cost of $400,000. The owners corporation has contacted all apartment owners to organise division of the cost to pay for the work to be done.

Who is responsible for paying for this work?

Can a strata manager refuse to deal with property managers?

By admin,

The strata manager at the complex I used to live at and now rent out says they won't deal with property managers, just owners, and it's up to the owners to pass on any information to the property managers who then pass it onto the tenants.

I have questioned this as most people who have property managers do so for good reason. We don't all want to be involved or don't have time. Surely they can't enforce this?
