How to raise pool safety concerns with your body corporate as an owner

By admin,

The committee refurbished the pool last year. There was no contract for the $53,000 job. The quote included a handrail, but an underwater grab rail has been installed, and the pool floor is uneven. In the pool area, the provided bench seating has a broken slat, and it is unsafe.

The committee are happy with the work and don't feel the broken seat is a liability. As an owner, should I organise a health and safety check on these worrying issues?

Safety considerations for replacing a roller door with a tilt garage door in shared areas

By admin,

Are there regulations governing tilt garage doors opening onto common parking, turning and pedestrian areas? An owner wishes to replace a roller door with a tilt door for more headroom. We are concerned that the opening arc of a tilt door might present a safety issue to another vehicle or resident if the garage door is operated remotely.

We are in a large building with car park lots in the basement. Owners have designated spots with "exclusive use rights", and the parking spot is on the title attached to the apartment. By admin,

I've received a notification from our body corporate manager that my over-bonnet storage doesn't pass the fire compliance inspection. The inspector advised that the box doesn't meet Australian Standards. The roof of the enclosure must have means for the sprinkler discharge, and because the unit is greater than 1m in depth, a sprinkler must be installed underneath it. Without the sprinkler, he cannot issue a form 12.The inspector has referenced a paragraph from section 5.7.9 of AS 2118.1-2017.

Can you advertise a strata property as pet friendly for short term rentals after pet approval?

By admin,

We recently purchased an apartment at the Gold Coast. The contract of sale had pet approval. Unfortunately, we can’t move straight into so we have decided to holiday let the apartment for a couple of months. We advertised the apartment as “pet friendly”.

The strata management company is demanding we immediately stop renting the apartment. They are concerned about the short term letting and unknown pets coming to the property. Does the strata company have the right to stop us renting our apartment?

What happens if a body corporate rejects your request for two dogs over weight limits?

By admin,

We have recently purchased an apartment in Caloundra and we are just about to request permission for our dogs. We have two Scottish Terriers. The bylaws state we are allowed only 1 dog and it must be under 10kg. Our fully grown male is 15kg and the puppy will end up being around 12kg. How do we go about requesting permission when we have one additional dog and they are both over the required weight?

We notice the building manager has two dogs, so we weren't concerned about the bylaw when we purchased. The property settles next week.
