By Neziah,

Hi, I'm Michelle. I've worked in the strata industry for over eight years, mostly as a strata managing agent, so I know firsthand the challenges Owners Corporations face when it comes to funding major works.

I'm passionate about helping people understand their options and making funding genuinely accessible. Not every owner is in the same financial position, and I believe everyone deserves clear, honest information without the jargon or pressure.

By Neziah,

Having previously worked as a strata managing agent for 7 years and maintaining a class 2 strata managing licence I am able to bring extensive practical knowledge and experience to help Owners Corporations navigate strata finance.

I am able to draw on my experience working on large scale remediations projects, building uplifts and sustainability enhancements to offer insights into how finance can be used as part of the funding mix for strata schemes.

Feel free to get in touch if you’d like to arrange a meeting or discuss how I can help with your strata finance needs.

Does a QLD body corporate need an annual WHS inspection

By Neziah,

Our small complex of townhouses has no business activities on the common property, and the body corporate has no employees. We believe this means we have no obligation to have an annual Work, Health and Safety inspection.

It has been suggested that if some lot owners work from home or if lots are short-term rented through platforms like Airbnb, an inspection may be necessary. Is this correct, or does the legislation only apply to the common property?

Is the developer responsible for fencing a dangerous pathway drop

By Neziah,

At our new strata building, we haven't held our first AGM yet. The common pathway has a fence that extends only halfway, with a drop to the garden. The developer said that the drop into the garden isn't enough to require fencing.

Is the developer responsible for completing the fencing? What if someone falls and is injured? Owners are concerned about safety and the implications if someone were injured. Only a third of the units have sold so far.

Can a NSW strata committee appoint a new chairperson without a general meeting

By Neziah,

A strata committee meeting of the outgoing chairperson and secretary of a 6 unit building - the treasurer being on holidays and unaware of the meeting - elected a new chairperson to the body corporate. The committee had not been given instructions or a mandate by a general or AGM meeting to conduct such an election.

Seeking confirmation that the election of the new chairperson is invalid.

Can the body corporate refuse to approve the removal of a dangerous tree?

By Neziah,

We have a large bloodwood tree leaning towards our bedroom, just under 3m from the roofline, and the body corporate will not approve the tree's removal. Can we challenge this via the BCCM Commissioner's Office?

We have the smallest home in the complex and have cleared the least area. Many other properties have cleared more than 4m out from their curtilage.
