After handling the insurance renewal for seven years, our owners corporation manager forgot to renew our building insurance and the policy lapsed. The manager says the previous insurance company won't take us back, and the new quotes have increased by 285%. We have little option but to take what cover we can get since we're currently uninsured.
Can the committee seek compensation from the owner's corporation manager, such as a fine, or can we report them for their costly error?
Do you have to use the owners corporation’s insurer for your house?
Eleven houses with different uses are under an owners corporate agreement because there is common land and a road. We have to have owners corporation insurance for the common areas, but are we obliged by the legislation to insure our individual houses with the same insurer?

For our previous policies, all three units in our strata complex were valued equally for insurance purposes, and our insurer charged one combined premium amount.
For this renewal, the townhouse has a rebuilding value of $600,000, and the two villa units have $500,000 each. Should the townhouse owner pay extra towards the policy?
Can you park on common property outside your strata garage?
There are 3 separate strata villas on our block. We share a common driveway and each have a car space directly outside our private garage.
When we purchased the property, we were under the impression that these 'private' spaces in front of our parking garages were for our use. The additional parking space in front of my garage was one of the reasons I bought this unit.
Recently, a new owner purchased a lot in the property. The new lot owner states that no one is allowed to park in the space outside of our garages as it is common property.
Can a strata committee refuse air conditioner replacement?
I have applied to strata committee to replace my ageing non-working air conditioning unit with like replacement. I have sent detailed plan of replacement to the committee. There are no new attachments or invasion of common areas. I have been advised that I need to get a bye law passed to do this. I regard this as unreasonable conduct.
Does the strata committee have the right to block me replacing my non-working aircon unit with a similar unit? They have informed me that I need to get the bylaw passed at special committee meeting at my own cost.
Air conditioner drainage issues in new strata buildings
I live in a new seven level unit complex in Tweed Heads with 13 units. Outside air conditioner units were to be installed on the roof, but the substantial units were instead installed on individual balconies.
The balconies have no drainage. When the air conditioners are on heat mode, water pours out of the units and over the balcony edge down onto units below.
Can you vote if a special levy is unpaid?
A special levy to raise $170000 was voted in at the last meeting of our strata. We did not attend this meeting as the only notice of this was via email and filtered straight to my husband's junk mail and so forwent our right to vote.
We now have a $22k bill for repairs we do not agree with. My question is - will we be unable to vote on other matters if we don't pay this special levy?
