How should strata manage e-bike fire risks?

By admin,

One of the unit owners in our building stores their electric bike in their apartment. Recent news reports have highlighted the fire hazards associated with lithium batteries, raising safety concerns.

How should we address this issue with the owner? Is banning e-bikes from the building the only solution? While we understand the owner's enjoyment of riding their bike, we feel safety must remain our top priority.

Lithium-ion battery installation in strata car parks: Safety and regulatory concerns

By admin,

A lot owner in our building has applied for approval to install a lithium-ion storage battery in their lower car park garage.

Have the NSW strata minister or the NSW Fire Department prepared legislation or restrictions on lithium-ion storage batteries in lower-level car parks and the potential for fires as a result of battery failure?

Overcoming limit of supply for EV charging in a 60s apartment block

By admin,

The switchboard in our 60s apartment block was installed in the 80s. We get anything from 40 amps to typically 60 amps per unit. It's just not feasible to run a 32 amp level 2 EV charger. We're stuck with 16 amp level 1 chargers. It is hugely expensive to upgrade the switchboard. Even if we get a solar for apartments grant, discounted batteries or free chargers, none of this helps if our switchboard can't cope.

Should strata consult a fire protection company before installing ev chargers?

By admin,

When considering options to install EV chargers in the building, should the committee consult with their fire protection company (FPC) as part of their planning?

Can the FPC provide advice, products or (additional) services specifically directed to EV charging on common property?

How are window replacement costs shared in strata?

By admin,

We are a four lot strata scheme in the process of organising quotes to replace windows and sliding doors in our building.

How are costs of the project divided between lot owners?

If some lot owners want extras such as fly screens and security doors, should these items be included in the works and charged on an individual basis?

Do we need to engage a project manager or engineer to oversee the works or should we rely on the contractor for this service?

Is the owners corporation responsible for cleaning after roof works?

By admin,

Our owners corporation organised to wash the building’s roof. My hard to reach window was covered in large smudges from the overspray.

I have been chasing the strata manager to arrange window cleaning with no progress. The committee hasn’t responded.

I believe expecting me to pay for cleaning is unfair. Who is responsible for the window cleaning?

Can a body corporate ban balcony storage without a by-law?

By admin,

We are tenants in a complex on the Gold Coast and have read the following in our internal newsletter:

“Balconies are not BCF stores or storerooms. All camping, sporting, fishing equipment, bikes, boards, dead plants and boxes must be removed immediately.” This has been distributed to every letterbox and does not refer to a bylaw or specific breach. I'm curious if this is actually enforceable.
