Question: As an investor owner in a strata duplex in SA, do I need to tell the other owner when an additional person moves in with my tenant?

I’m an investor owner of one unit in a strata title duplex in South Australia. My tenant now has another person living at the property.

Am I required to inform the other owner or the strata corporation about this additional resident, or is this purely a tenancy matter between me, my tenant and the property manager?

Answer: It would be appropriate for you to provide these details to the corporation.

Under schedule 3 of the Strata Titles Act 1988, section 12(b) states “a unit holder must immediately notify the strata corporation of any change in the occupancy”. Therefore, I believe it would be appropriate for you to provide these details to the corporation.
